Application and administrative fees at The Lakehouse include a $60 non-refundable application fee (per applicant/occupant age 18 or older) and a $250 non-refundable administrative fee. If an application is denied, the $500 holding deposit is refunded according to the screening policy. If the applicant is approved and signs the lease, the $500 holding deposit is credited toward the applicable refundable security deposit or first month’s rent. If the applicant cancels during screening or is approved with or without conditions and does not sign the lease, the holding deposit may be forfeited. The application and administrative fees are non-refundable.
Roommates at The Lakehouse can apply together for the same apartment home, subject to occupancy guidelines and screening requirements. Each financially responsible adult age 18 or older must complete a separate application and undergo screening. Household gross income is combined to determine whether applicants meet the income requirement of three times the monthly rent, while each applicant's credit is reviewed individually through the property's screening model.
If an application for The Lakehouse is not approved, the applicant is notified according to the screening procedures. The $500 holding deposit is refunded when an application is denied. Applicants also have the right to obtain a free copy of the consumer report used in the screening decision and may dispute inaccurate information directly with the screening provider.
Payments & Rent

Pet Policy
The Lakehouse allows up to two pets per apartment, subject to community approval through PetScreening. The community requires a $350 refundable pet deposit per pet, a $300 non-refundable pet fee per pet, $35 monthly pet rent per pet, and a PetScreening fee of $25 for the first pet and $15 for the second pet. Pets must be at least six months old. Breed restrictions apply and include Pit Bull, Malamute, Akita, Rottweiler, Doberman, Staffordshire Terrier, Presa Canario, Chow Chow, American Bulldog, German Shepherd, St. Bernard, Karelian Bear Dog, Husky, Great Dane, and mixed breeds containing one or more restricted breeds. Certain exotic animals are also prohibited.

Maintenance and Emergency Requests

The Lakehouse provides preventive maintenance services such as routine property and building inspections, HVAC and filter maintenance as applicable, smoke and fire-safety equipment inspections, annual fire alarm and fire extinguisher inspections, pest-control services as needed, seasonal maintenance, landscaping and irrigation inspections, pool maintenance, and other scheduled preventive repairs. Residents are notified in advance when apartment access is required.
Move-in and Move-out
Move-out requirements at The Lakehouse include providing a 20-day written notice in accordance with the lease agreement, removing all personal belongings and trash, leaving the apartment in a reasonably clean condition, returning all apartment, mailbox, garage, amenity, and other access devices, and providing a forwarding address for the final account statement and security deposit disposition. Residents are responsible for damage beyond normal wear and tear, as outlined in the lease agreement.
Before move-in at The Lakehouse, each apartment home is professionally prepared through maintenance inspection, quality-control review, professional cleaning, and verification that appliances, plumbing, electrical components, fixtures, locks, smoke and carbon monoxide detectors, and other apartment features are functioning properly before keys are released.
The Lakehouse provides a move-in checklist or inspection to document the apartment's condition before occupancy. The community does not provide preferred local movers, and residents may choose any licensed and insured moving company.
Elevator and loading zone reservations are not available at The Lakehouse.
The Lakehouse conducts a move-in and move-out inspection process to help document the condition of the apartment. Residents are provided an opportunity to complete a move-in condition checklist or inspection to identify any pre-existing conditions. A move-out inspection is completed after possession of the apartment has been returned to the community, and residents may contact the leasing office regarding available options for a pre-move-out or final walk-through.
Deposit refunds at The Lakehouse are handled according to the lease agreement and applicable law after any applicable deductions for damages beyond normal wear and tear, cleaning, unpaid balances, or other authorized charges. Residents should review the lease for deposit refund timing and conditions.
Corporate, Short-Term, and Special Programs
The Lakehouse does not offer corporate leases, but does offer short-term leases starting at 3 months, subject to availability, minimum lease requirements, and pricing adjustments.
The Lakehouse accepts affordable housing vouchers and other rental assistance programs, subject to applicable laws, program requirements, and community availability. Prospective residents should contact the leasing office for further details.
